Welcome to our rural coliving space! An alternative for those seeking new balances between life and work, between roots and change. We offer the possibility to stay in private rooms with bathroom, or in independent apartments with a kitchen and living area. For those who work remotely, there is an equipped coworking space with a stable high-speed fiber connection, comfortable workstations, and the ability to alternate between working and outdoor living. The house is equipped with a shared kitchen, spaces for events and workshops, relaxation areas, and indoor and outdoor common areas, designed to encourage coexistence and exchange, leaving everyone their own time and space. All around, a 5,000-square-meter garden provides space for breathing, meeting, and possibilities. Moreover, we are also a business incubator designed to offer residents a concrete opportunity to turn ideas into projects and projects into businesses capable of generating value for themselves and the territories. The experience begins with a welcome day dedicated to introducing you to the house, the project, the country, and the other co-livers: you will receive a welcome kit, we will tour the spaces, share rules and practical information, and finalize the check-in together. Before your arrival, we will guide you step by step through the booking process (form, interview, confirmation, contract, and deposit). During your stay, you will have the opportunity, if you wish, to participate in shared living moments, activities in the area, walks, projects, or incubation paths. A resident contact person (social manager) will always be available to facilitate living together, gather ideas, and support you.

A dynamic context where everyone can bring something of themselves, learn, and build new trajectories. Through the sharing of skills, experiences, and visions, it becomes a catalyst for collaborative processes, an incubator for emerging businesses, and an activation space for those who wish to build new professional and life trajectories in inland areas. The project was born in a lively and welcoming area, where the cultural and social dimension is part of everyday life. It does not just provide housing but fits into this ecosystem, contributing to people’s quality of life, activating networks of proximity and enhancing existing spaces. Exchanges between people living here and the local community generate authentic relationships, new economies, and shared paths of social and territorial regeneration.

We are located in Ca' Bicci, a small rural hamlet in the municipality of Pennabilli, in the Upper Marecchia Valley. Situated at the foot of Mount Carpegna, an area rich in nature, stories, and encounters, among the woods, hills, and rivers of the Tuscan-Romagna Apennines, where the landscape invites you to slow down and rediscover your connection with nature. A place easily accessible, yet deeply rooted in the quietness of the land. Pennabilli is an ancient village, inhabited by memories and visions, where history meets invention, and quietness coexists with movement. Pennabilli is the elective home of Tonino Guerra, a poet and screenwriter who has left a deep mark on the landscape and imagery of the area. His "Luoghi dell'Anima" are poetic installations spread throughout the village and its surroundings: silent stages where art, nature, and memory intertwine. Alongside this heritage, the village is enlivened by an intense and long-lived cultural life. From Artisti in Piazza street art festival to the National Antiques Exhibition Market to the projects of Chiocciola la casa del nomade, an association that promotes experiences of participation, training, and exchange, with a keen eye on territories and communities. Around us a varied and surprising landscape opens up: hills, rivers, trails, ancient villages, forests, and meadows that change color with the seasons. We are in the heart of the Sasso Simone and Simoncello Interregional Park, a protected area rich in biodiversity, hiking trails, scenic spots, and stories to listen to.

Is there a designated space for work?
Yes. We have a professional workspace with workstations, reliable high-speed internet (1 GB symmetrical), printer, scanner and basic materials. Moreover, you can easily work outside in the garden and other spots.
Will I have privacy?
Yes, absolutely. Each accommodation option offers a different level of privacy, and the house is spacious enough for you to enjoy time alone or to share spaces with others as you prefer.
Is it permissible to have visitors during the day/night?
Yes, you can have visitors! Daytime visitors are welcome anytime. For overnight guests, just check in with the house manager first to get approval. They’ll need to show a valid ID and there’s a small contribution. Remember, all guests need to follow the house rules, and it’s the responsibility of the resident to make sure they do!
Are pets allowed?
Yes, we love pets! They are allowed as long as house rules and the comfort of other residents are respected. The owner is responsible for their care and cleanliness and must ensure they do not cause any damage to people or property. Please let us know in advance if you plan to bring a pet!
Can I split the rent with my partner or a friend?
Yes, it is possible. The rooms are spacious enough to comfortably accommodate two people. There is also the possibility of renting an entire apartment for up to four people. Please note that extra fees apply.
What information do I need to supply for the application?

Are the private bedrooms cleaned frequently?
Yes, your private bedroom is cleaned every 2 weeks —with fresh linens and towel changes—to keep it comfortable and welcoming. We kindly ask you to help maintain that cozy vibe by tidying up any extra mess.
What are the laundry options?
Our on-site washing machine is available for everyone’s use, and drying racks are also provided.

Is there a kitchen where I can cook my own food?
Yes, we have two kitchens where you can cook your meals! We just ask that you clean up after yourself to keep the space nice for everyone. Enjoy your cooking.
