The property is located near Peccioli, surrounded by olive trees and rolling hills. We offer two apartments, each with two bedrooms, a fully equipped kitchen, and a private bathroom. The apartments are bright and cozy, ideal for remote workers, couples, or small groups. Guests share a spacious common area with large tables, a cozy living room, and a wood-fired pizza oven—perfect for communal dinners and long conversations. For those who prefer a closer connection to nature, we also have two glamping tents, equipped with comfortable beds and access to shared facilities. The property is located just outside Peccioli, a charming medieval village recently awarded Borgo dei Borghi 2024 – one of the most beautiful small towns in Italy. Peccioli combines timeless Tuscan beauty with a vibrant local spirit. Residents can enjoy weekly farmers’ markets, wine tastings, and art exhibitions hosted in the historic center. The village is known for its contemporary art installations and the Palazzo Senza Tempo, a restored palace that blends ancient architecture with modern design. We allow couples and friends to stay in our bigger rooms, ensuring plenty of space for your needs and comfort.
What public transportation is available?
A public bus stops right in front of the house and goes directly to Pontedera. From Pontedera, you can take regional trains to Pisa, Florence, and Livorno.
How far is it to the nearest airport?
The nearest airport is approximately 40 km from the property, and the drive typically takes about 35–40 minutes. Another airport is about 70 km away, reachable in around 1 hour by car. Both airports have train connections to our location, making it easy to arrive by public transport or directly by car.
Is the neighborhood safe?
Residents leave their doors open during the day, children play freely in the streets, and neighbours look out for one another. At night, it’s peaceful and calm, with minimal traffic

Yes, we do have a community manager who is dedicated to ensuring everything runs smoothly and that all residents feel at home. They are here to assist with any questions or concerns you may have.

Yes, all of our rooms are fully furnished to ensure you have a comfortable and inviting space to call home while you stay with us.
What are the laundry options?
We provide a convenient laundry room equipped with a washing machine for our guests. You can easily take care of your laundry during your stay!
Is there a kitchen where I can cook my own food?
Yes, there is a fully equipped kitchen in each apartment. You’ll find everything you need for daily cooking. There’s also a shared outdoor kitchen and pizza oven in the common area, perfect for group dinners or pizza nights.
Can I work in the communal area?
Yes, you can definitely work in our communal areas! We have a cozy coworking room, a relaxed lounge, and a multi-functional space where you can focus. There's also a lovely pergola and outdoor workspace if you prefer some fresh air. Feel free to switch up your environment whenever you need a change!
