This property is a large, modern coliving house offering move-in-ready, fully furnished en-suite double bedrooms and large communal areas including a stylish lounge, fully fitted kitchens, a dining / co-working area and a large landscaped garden - perfect for rest, work and play. Move in and meet like-minded people, explore London with locals and enjoy complimentary events such as fitness sessions, workshops, social drinks, quiz nights, community dinners, breakfasts and loads more. The space The home from the front is a large sustainable Victorian detached house, with solar panels and a green roof for micro-development. From the back, we have a small modern block separated from the front building, a landscaped garden with seating areas, secure bike storage and BBQ equipment - perfect for the summer months! Lounge As you enter the front of the home, to your right is a communal lounge with sofas and chairs. We have a big flat screen TV so you can watch your favorite shows, a wide variety of games to play, or some books for you to read. This is a space for you to relax, unwind, and meet some incredible people. Co-working To the left is a large desk area used as a co-working area in the day. Come and meet other professionals to expand your network. We have free coffee machines for you to use throughout the day. At night, this space becomes available for community events such as dinners. Rooms Once you arrive at your room, expect a cosy en-suite with a double bed. Our en-suite B rooms have double pull-down Murphy beds and our en-suite A rooms have double ottoman beds. You'll find a good amount of storage space in each room as well as your very own fridge (with freezer box) You'll also have your own en-suite bathroom with shower. Community App As a member of this coliving, as well as events held at the property, you'll also have access to our app where you'll be able to access even more events, speak to other members and the team and unlock some great partner offers and discounts! The area has a growing cafe culture and a number of cozy pubs. Just 1-minute walk from this home is the park itself, offering copious amounts of green space, sports grounds, tennis courts, and a serene boating lake - perfect for picnics and long walks. Getting around Finsbury Park is close to all key business hubs in London. It's connected by the Victoria and Piccadilly Line, which connects to Kings Cross in 8 minutes, Victoria in 16 minutes and Canary Wharf in 30. Finsbury Park also has the overground and rail links making it one of the most connected areas in central London.

Booking rules
- • Upon booking a long term stay (up to 12 months), customers will be directed to our booking and application form and on completion, charged 20% of the security and damages deposit (equal to 1 x months’ rent) to reserve the unit for up to 5 working days.
- • Upon payment, customers are required to upload documentation (see list below) to our third
- • party verification partner, Homeppl.
- • On completion, our team will be in contact within 2 business days to confirm if your application has been successful and to discuss the next steps.
- • The Holding Fee will be deducted from your Security Deposit if you pass our mandatory affordability and ID verification checks with HomePPL, including a Right to Rent check.

- • refundable if you withdraw, provide false or misleading information, or fail the checks.
- • You must earn at least 25 times the monthly rent per year, or provide a guarantor earning at least 30 times the monthly rent per year.

Will I have privacy?
Yes! Your en-suite room is 100% yours and yours only. When you feel like you want to be social, you can join the rest of the community in our communal areas.
Can I split the rent with my partner or a friend?
Our rooms are for single occupancy only and cannot be split with a partner or friend. But don't worry, you'll make plenty of friends at the property
What types of people will I be sharing the home with?
You will be sharing the property with 33 other great members. Our members are both working professionals and students and come from different countries and cultures!
Are there any good restaurants nearby?
Yes! Finsbury Park is filled with local independent restaurants offering a variety of cuisines. You’ll find everything from cozy cafés to delightful eateries, perfect for enjoying a meal with friends or meeting new people in our community!
What public transportation is available?
The property is located super close to Finsbury Park itself. There's plenty of bus stops to keep you connected, plus Finsbury Park Station is just 10 minutes away where you can take the London Underground (Piccadilly and Victoria line) or hop on an overland train!
How far is it to the nearest airport?
Need to catch a flight? You can reach London Heathrow Airport by tube in just under 50 minutes!

When/how will you refund my security deposit?
We appreciate your question! Your security deposit will be returned after you move out, once our operations team conducts an inspection to check for any damages. We aim to make this process as smooth as possible for you!
Is there a Credit Score required?
We do not check your credit history. But we do work with our third party verification partner who will check your current income and affordability to ensure that you are able and comfortable to pay the monthly rent installments.
Do you accept co-signers?
Yes, we do accept co-signers! If meeting our affordability criteria is a challenge, having a UK-based guarantor is a great solution. They just need to meet the income requirement of 30 times the monthly rent. Feel free to reach out if you have any questions or need assistance, we're here to help!
