Required fees
Fee covers professional monthly cleaning of all shared common areas. Also includes final cleaning of the tenant’s space upon move-out.
To secure your reservation, tenants are required to pay both first and last month’s rent upfront. This ensures commitment for the intended stay and helps us maintain a high standard of occupancy and service. Payment is due prior to your move-in date, along with the security and cleaning deposit.
A one-time Admin and Onboarding Fee is required for each approved tenant. This fee covers the full cost of the background check, tenant screening process, and technology setup, including access to smart locks, occupancy calendars, and communication tools. It also includes administrative support for lease processing, move-in coordination, and orientation on house rules and shared amenities. This fee ensures a smooth and secure onboarding experience and is non-refundable once your application has been approved.

To ensure a peaceful and respectful environment for all residents: 🚫 No parties or large gatherings permitted 🤫 Quiet hours are from 10:00 PM to 8:00 AM – no loud noise, music, or disruptions 👥 Guests are allowed between 9:00 AM and 10:00 PM (Maximum of 2 visitors at a time) 🛑 Overnight guests are not permitted without prior written approval and no more than 2 nights per month. Can I extend or shorten my stay?
Yes, you can definitely extend or shorten your stay! Just keep in mind a few guidelines. For extensions, please request at least 30 days before your lease ends, and it will depend on availability. For shortening your stay, remember that there’s a minimum lease of 3 months, and you’ll need to give a 30-day notice. We’re here to help you with the process!
Do you accept co-signers?
We appreciate your interest! To maintain a smooth and transparent process for everyone, we currently do not accept co-signers. This policy helps us ensure clear accountability and trust within our community.
Is there a Credit Score required?
We focus primarily on recent rental history and do not use credit scores unless there has been an eviction within the last 3 years. Our goal is to create a trustworthy and responsible community without unnecessary barriers.
When/how will you refund my security deposit?
After your lease ends, we will review your file to confirm there are no violations and complete a cleaning inspection, which takes up to 72 hours. Once that’s done, your security deposit will be returned within 7 business days. We’ll send the refund via the same payment method you used or by check—whichever you prefer.
What is the policy on alcohol?
We encourage responsible enjoyment of alcohol in our community. While you're welcome to drink and share with friends, we ask everyone to keep the atmosphere friendly and safe. If any issues arise, we encourage open communication to ensure a positive living experience for all. Any drunken or disruptive behavior will not be tolerated and will be treated as a major lease violation.
Can I lock my bedroom door?
Yes, you can lock your bedroom door for your privacy and security. You will be the only one with access to your room key. The property manager will have a spare key strictly for emergency purposes only.
Is the neighborhood safe?
Yes, the neighborhood is generally safe, and we want everyone to feel secure here. We encourage our community members to take simple precautions, like locking doors and being aware of their surroundings. Together, we can create a safe and welcoming environment for everyone!
Are there any good restaurants nearby?
Yes, there are several great dining options nearby! You can find a variety of cuisines, from American to Italian and seafood. Our team can provide recommendations based on your preferences when you arrive!
Will I have privacy?
Yes, you will have complete privacy in your personal room. Each room has a lockable door, and only you will have access to it. The property manager holds a spare key for emergencies only. While shared areas like the kitchen, living rooms, and laundry room are communal, we encourage all tenants to respect each other’s space and privacy at all times.
Are pets allowed?

Can I split the rent with my partner or a friend?
At this time, each room is reserved for single occupancy only to ensure a comfortable and peaceful environment for all tenants.
