We offer an exceptional living experience in Stabio, Canton Ticino. Our residence features 22 furnished studio apartments (35–50 m²) equipped with full kitchens, private bathrooms, integrated workspaces, washer-dryer units, Smart TVs and high-speed Wi-Fi. Shared facilities include a spacious 130 m² common area with lounge seating, a full communal kitchen, meeting/work tables and vending machines; a 26 m² meeting room is available for coworking or small professional gatherings. Everything is designed to support your workflow, your relaxation and your stay. Our all-inclusive formula covers utilities, air conditioning, internet, periodic cleaning and on-site laundry in your unit. There’s no reception desk; check-in is fully digital and available 24/7 via a self-service kiosk. A mandatory tourism tax of CHF 4.20 per person, per night applies for the first 30 nights of stay in the Municipality of Stabio. If a guest registers their official residence (domicilio) in Stabio, the tourism tax is no longer due starting from the effective date of registration. Guests must inform us once their residence has been officially registered, so the exemption can be applied correctly.
Optional private parking space available directly on site. The fee is CHF 5.35 per night and can be added to the reservation upon request. This service is recommended for guests travelling by car who wish to have a guaranteed, dedicated parking spot during their stay.

What is the policy on alcohol?
Moderate, responsible consumption of alcohol is allowed inside your apartment for personal use. Drunken or disorderly behaviour, parties, or any activity that disturbs other residents is not allowed anywhere in the building or common areas. The use or possession of illegal drugs is strictly prohibited.
Are pets allowed?
We love pets, but generally, they are not allowed. However, we can consider small pets on a case-by-case basis. Feel free to reach out if you have any specific questions!
Can I split the rent with my partner or a friend?
Yes, you may share the cost between yourselves, but we will issue one reservation and one payment schedule under a single main guest. Internally, each studio can accommodate up to two registered guests, and all occupants must be included in the booking and provide their details during online check-in.
Is there a designated space for work?
Yes. Each studio has a table and chairs suitable for working with a laptop, plus high-speed Wi-Fi included. In addition, there is a shared meeting room and a large common room in the building that can be used during the day for calls or work sessions, subject to availability and quiet hours.
Will I have privacy?
Absolutely! Each unit in our community offers its own self-contained studio apartment with a private entrance, bathroom, and fully equipped kitchen. You’ll enjoy your privacy, and common areas like the hall, the lounge and the meeting room are designed for quiet use. We prioritise your comfort and personal space!

What information do I need to supply for the application?
You will need to provide basic personal details (full name, contact information), the total number of guests, and the dates of your stay. Before arrival, all adult guests are required to complete the online check-in with valid government ID and to accept the house rules and terms of stay.
What criteria do you use to evaluate potential renters?
We mainly look for guests who will respect the property and the community: people with a clear reason for their stay, who agree to our house rules (no parties, no smoking inside, quiet hours, no pets) and who complete payment and guest registration correctly. For longer stays, we may also ask for additional information (e.g. employer or purpose of stay) purely to ensure the stay is compatible with the building’s residential character.
Is it possible to arrive before the designated move-in time or stay past the move-out time?
Early arrival or late departure may be possible but is never guaranteed, as we need time for cleaning and maintenance between guests. The standard check-in and check-out times shown in your booking always apply unless you receive written confirmation of a different time for your specific stay.
Can I extend or shorten my stay?
Yes, you can usually extend your stay if the apartment is available for your new dates! Unfortunately, shortening your stay may not be possible. Just reach out to our team through the booking platform to request any changes, and we’ll do our best to assist you.
Do I need to sign a contract/lease?
For standard stays, your confirmed booking together with the house rules and terms and conditions forms the rental agreement. You agree to these electronically during our online check-in. For longer corporate or relocation stays, an additional written agreement may be used, but there is no separate long-term lease in the traditional sense.
Do you accept co-signers?
We currently hold reservations in the name of a single main guest. This main guest takes responsibility for payment and house rules. Other occupants can be added as additional guests but not as separate signatories. Let us know if you have any other questions!
