Required fees
A one-time cleaning fee applies to all new leases. This fee covers the professional preparation of the room and shared spaces prior to move-in, including cleaning, sanitization, laundering of linens, and general setup for new occupancy. Our house also receives regular professional cleaning of shared spaces, helping maintain a comfortable environment for everyone in the home. This fee applies only at the start of a new lease and does not apply to lease extensions or continuation stays.

Optional services
Residents are welcome to have visitors. Day guests are permitted at no charge as long as they leave the property before 2:00 AM. Guests who stay overnight or remain on the premises past 2:00 AM may incur a nightly guest fee. Extended visits (three or more consecutive days) may also incur a daily guest fee if the guest is regularly using shared facilities. This policy helps ensure fairness in a shared living environment where utilities, workspace, and common amenities are designed for registered residents. All guests must be hosted by a resident, and the resident is responsible for their guest’s behavior, adherence to house rules, and any damages or disruptions caused during the visit.
A pet fee may apply for approved pets in designated pet-friendly rooms (A1 and A2). This fee helps cover the additional cleaning, maintenance, and wear associated with animals in a shared living environment. Service animals and Emotional Support Animals (ESAs) are not considered pets and are not subject to pet fees in accordance with applicable law. All animals must be disclosed and approved prior to move-in. Residents remain fully responsible for their animal’s behavior, cleanliness, and any damage caused to the property or shared spaces.
The tour deposit is credited to your first month's rent, and if we have to cancel your reservation we will refund it.

Booking rules

This booking requires a tour deposit which is either applied to the first month's rent, or is refunded back to the applicant should we cancel the booking.

- • in. The deposit is refundable at the end of the stay, provided the room is returned in good condition and house guidelines are followed.

Shared spaces such as the kitchen, coworking office, outdoor areas, and bathrooms are used respectfully by residents. The house is designed to balance privacy and community, you can socialize when you want while still having a quiet private space when you need it.
Are pets allowed?
We love our furry friends! Pets are welcome in select rooms (A1 or A2), but we do require prior approval. Just a heads-up, there may be a pet fee for non-service animals. Service animals and emotional support animals are always welcome and not subject to fees. We ask that all pet owners ensure their pets are well-behaved and clean.
