Yes — before move-in we ask every resident to sign an individual registered rental contract and our house rules. To register the contract with the Italian Revenue Agency you’ll need an Italian tax code (“codice fiscale”). If you don’t already have one, you’ll need to obtain it from the competent Italian authorities. Keys are handed over after identity verification, contract signing, and completion of the required payment steps. Pricing depends on availability; extra fees may apply.

The rental contract is always signed directly with the resident who will live in the room. For students or residents supported by their family, we may ask for additional information about the person paying or supporting the rent. The resident remains the direct tenant under the registered rental contract.

A formal credit score is not usually required. However, we may ask for documents or information that help us verify the resident’s identity, study or work situation, and ability to comply with the rental contract.

The security deposit is managed according to the rental contract. It is refunded after move-out, once the room and shared obligations have been checked, provided there are no damages, missing items, unpaid amounts or contract breaches. The standard rental contract allows the deposit to be returned within 60 days after the end of the lease and after the condition of the property has been verified.

Moderate and responsible alcohol consumption is allowed, as long as it does not disturb the other residents or create any risk, damage or disorder in the apartment. Parties, excessive noise and disruptive behavior are not allowed. Residents must always respect quiet hours, shared spaces and the other people living in the apartment.

Visitors are welcome with prior approval from our team. A resident may host one guest for up to 4 days after approval from the apartment manager. All visitors must respect house rules and quiet hours. Overnight guests are not automatically permitted and must be approved in advance—please request approval via the platform messaging."

The monthly rent is all-inclusive and covers utilities, Wi-Fi, building fees, common area cleaning every 2 weeks, maintenance support and practical assistance from the apartment manager. A security deposit is required according to the rental contract. Any damage, missing items, unpaid amounts or contract breaches may be deducted from the security deposit according to the contract.

Yes. All rooms are fully furnished. Each room includes a bed, mattress, pillows, wardrobe, desk, chair, study lamp, bedside table and mirror. Some larger rooms may also include an extra sofa and Smart TV.
